How it works

From an idea to a permit application.

The design, drawings, materials and application stay connected. Start with what you have; we fill in the rest and tell you exactly what we still need.

Step 01 · About a minute

Describe it

Pick the project, add the address and say what you want. Photos, a survey or old plans help, but you can start without them.

Step 02 · One to two minutes

We design it to code

The AI drafts the design with Ontario’s rules built in and fixes what doesn’t pass before you see it.

Step 03 · As long as you like

Make it yours

Change anything in 3D. The drawings, materials, costs and permit check update together.

Step 04 · When it’s ready

Download and submit

Answer a few plain questions, then download one package of drawings and filled-in forms for your City’s portal.

After you apply

The City sent comments? That’s step five.

Add the plans examiner’s comments to the project. Each one becomes an item you fix in the design, and the drawings, materials and forms come out again as a new revision. What comments usually ask for

What the AI does

  • Drafts the design from your brief, photos and plans
  • Applies the Building Code and your City’s by-laws
  • Fixes the rule problems it creates, and tells you
  • Draws the sheets, counts the materials, fills the forms

What you decide

  • What gets built and how it looks
  • The real measurements of your property
  • Anything that changes how a room is used
  • When to submit, and to whom

Start with what you have.

A sentence, a photo or an old survey is enough. Try the real thing free, no account.
